By gifting a portion of a property to NCF, you can receive a fair market value deduction and avoid income taxes on the donated portion, while the proceeds can be directed to your charitable goals.Eric also offers guidance on considering debt levels when gifting assets and suggests that assets with less than 40% debt are typically the best candidates for donation.
